For most international buyers, the first real decision is not which house — it is which Uruguay. The capital and the coast are about two hours apart by car, yet they offer very different lives.

Montevideo: year-round city life

Montevideo is where Uruguay works. It has the main international airport, the best hospitals, international schools and a full calendar of culture all year. Most families who relocate permanently start here.

  • Carrasco: leafy, residential and close to the airport, with large houses, gardens and several international schools nearby.
  • Pocitos and Punta Carretas: apartment living along the Rambla, the city’s long waterfront promenade, with cafés and services on foot.

Punta del Este: the cosmopolitan coast

Punta del Este is South America’s best-known resort. In January and February it is international, social and busy; for the rest of the year it is calm, local and much quieter. That rhythm is exactly what many second-home buyers want — and what some full-time residents find too quiet in winter.

  • The peninsula and Playa Brava: towers, sea views and walkability.
  • La Barra and Manantiales: creative, relaxed and close to the beaches.
  • Beverly Hills and El Golf: leafy residential neighbourhoods of large houses and gardens, minutes from the peninsula and beside the golf course.
  • Punta Ballena: houses with gardens, sea views and space, west of the peninsula.

José Ignacio and the coast beyond

A former fishing village east of Punta del Este, José Ignacio has become a discreet international refuge, with low-rise architecture, dunes and some of the most valuable homes in the country. Further along, Rocha’s coast is wilder and quieter still.

Chacras: space and privacy

A chacra is a small country estate, usually a few hectares, often within half an hour of the coast. Buyers choose them for privacy, nature and room for horses, gardens or guests.

How to choose

  • Moving full time with children? Start with Carrasco or Montevideo.
  • Spending summers in Uruguay and the rest of the year elsewhere? Punta del Este, La Barra or José Ignacio.
  • Looking for privacy above all? A chacra near Punta del Este or José Ignacio.
  • Not sure yet? Rent for a season in each before buying.

Many of our clients end up with both: a base in Montevideo and time on the coast. A private consultation is the easiest way to work out what fits you.
